The Quantity Surveyor will be responsible for delivering the following duties to ensure effective cost and contract management across the project lifecycle:

🔄Should have good experience in Post Contract. Preferably in the UAE.

🔄Conduct site visits as necessary to support the effective execution of responsibilities.
🔄Participate in commercial meetings with the Contractor and provide comprehensive reports to the Employer.
🔄Advise the Employer on the cost implications of proposed variations, instructions, and related matters; and where variations are approved, provide cost assessments accordingly.
🔄Support the Employer in evaluating Variations submitted by the Contractor under the Construction Contract.
🔄Ensure all "daywork" claims submitted under the Construction Contract are appropriately reviewed, negotiated, and settled.
🔄Assist in valuing and resolving any claims under the Construction Contract and in agreeing the final statement or account with the Contractor.
🔄Monitor project expenditure and provide monthly cost reports to the Employer up to the issuance of the Final Certificate. Notify the Employer promptly of any potential budget overruns.
🔄Update and review monthly cash flow forecasts for each project component, advising the Employer and relevant financial stakeholders of any concerns or deviations.
🔄Evaluate and advise on payments for off-site goods and materials, in coordination with the Project Architect and Specialist Engineering Consultants.
🔄Negotiate and finalize interim and final accounts with the Contractor as per the Construction Contract.
🔄Provide cost data and support the Employer in marketing, advertising, or negotiating leases or sales related to the Project (where applicable).
🔄Draft, finalize, and issue Purchase Orders to vendors in coordination with the Project Team.
🔄Monitor and report on excluded work costs and assist in negotiating and calculating cash allowances for prospective tenants or buyers for their fit-out works.
🔄Assist the Employer in enforcing contractual remedies against the Contractor when required.
🔄Support the Employer in defending against any contractual claims made by the Contractor.
🔄Keep the Employer informed about site activities, delays, conflicts, and other relevant developments.
🔄 Undertake any general services necessary during this stage of the project as needed.
🔄Perform additional tasks as assigned by the Line Manager relevant to the role.

Senior Business Analyst with Service Design Expert – Job Description

We are seeking a highly skilled Senior Business Analyst to integrate service design concepts into the business requirements phase of our projects. The ideal candidate will have a strong background in business analysis and experience in service design, working collaboratively with cross-functional teams to define epics, user stories, and contribute to User Acceptance Testing (UAT). Tools like Jira and Confluence will be used throughout the process to ensure alignment and documentation.

Roles & Responsibilities:

• Collaborate with stakeholders to gather and analyze business requirements.
• Translate business needs into detailed epics, user stories, and acceptance criteria.
• Manage project documentation using Jira and Confluence to ensure transparency and alignment.
• Obtain customer signatures for requirement approval.

• Apply service design principles to develop user-centric solutions.
• Conduct user research and map customer journeys to identify pain points and opportunities.
• Create service blueprints to document current and future state processes.

• Act as a liaison between business and technical teams to ensure effective communication.
• Participate in sprint planning and backlog grooming sessions.
• Clarify requirements and address development team queries throughout the project lifecycle.

• Lead UAT by defining test plans, scenarios, and acceptance criteria.
• Coordinate execution of UAT with stakeholders and document outcomes.

Qualifications & Experience:

• Master’s degree in Business Administration, Service Design, or a related field is a plus.
• 5–7 years of experience as a Senior Business Analyst with exposure to service design.
• Proficiency in writing epics, user stories, and acceptance criteria.
• Hands-on experience using Jira and Confluence for documentation and tracking.
• Strong knowledge of UAT processes, including planning, execution, and issue resolution.
• Excellent communication, analytical, and problem-solving skills.
• Bilingual proficiency in Arabic and English (all business documentation will be in Arabic).

• Develop Building Information Models (BIM) for MEP services, with a focus on electrical systems.
• Create 2D drawings based on coordinated BIM.
• Set up sheets in Revit and export 2D from 3D models.
• Perform 3D modeling, drafting, and detailing tasks for electrical systems.
• Prepare shop drawings and IFC drawings for various electrical systems.
• Create single-line diagrams for electrical systems as per standards.
• Prepare bill of quantities and coordinate MEP services.
• Design structured cabling systems for electrical installations.
• Document technical/project reports.

• Minimum Education Required: Diploma/Bachelor's degree/ITI in Electrical Engineering or related field.
• Minimum Experience Required: 4-7 years of experience in electrical BIM modeling, with at least 2 years of experience in the GCC region.

• Proficiency in Revit, Navisworks, and AutoCAD.

• Have good exposer in 3D modelling of HVAC, HYDRAULIC FIRE FIGHTING, WATER SUPPLY SYSTEM and in Revit MEP.
• Expertise in HVAC, FIRE FIGHTING AND WATER SUPPLY referring Mechanical plane Drawing, referring Riser detail drawing, Schematic drawing, Equipment properties and detail study and documentation in the area of HVAC, FIRE FIGHTING and WATER SUPPLY Equipment design.
• Knowledge of referring International and Local Building Standards & Codes of HVAC System.
• Have a exposer in NavisWork clash checking and creating the report of clash and view.
